Job Summary: We are seeking a highly motivated and results-driven Rental Arbitrage Sales Person to join our team. As a Rental Arbitrage Sales Person, your primary responsibility will be to analyze rental markets in California, identify potential properties for rental arbitrage, and ensure profitable returns by running calculations on platforms such as AirDNA. You will be responsible for initiating contact with homeowners or property management companies, negotiating corporate leasing agreements, and setting appointments for property inspections.
Key Responsibilities:
1. Market Analysis:
• Conduct comprehensive market research in various locations across California to identify rental opportunities.
• Analyze rental data, including rent amounts, occupancy rates, and other relevant metrics, to determine potential profitability.
2. AirDNA Analysis:
• Utilize AirDNA and other similar platforms to assess short-term rental demand and potential earnings for identified properties.
• Run financial calculations to evaluate the viability of rental arbitrage opportunities.
3. Prospecting and Lead Generation:
• Identify and target homeowners, property management companies, and potential partners in the short-term rental market.
• Use various methods, including cold calling, email campaigns, and networking, to generate leads and build a robust pipeline of potential properties.
4. Negotiation and Relationship Building:
• Engage in persuasive and professional communication with property owners and management companies to explore corporate leasing possibilities.
• Negotiate favorable terms and conditions for rental arbitrage agreements.
5. Property Inspection Coordination:
• Collaborate with property owners and prospective guests to schedule property inspections.
• Ensure all necessary arrangements are made for a smooth and efficient property visit.
6. Data Management:
• Maintain accurate and up-to-date records of market research, property details, and communication with homeowners and property managers.
7. Collaboration:
• Collaborate with internal teams to ensure seamless onboarding and successful implementation of rental arbitrage agreements.
Qualifications and Skills:
• Proven experience in sales, real estate, or a related field is preferred.
• Strong understanding of the short-term rental market and its dynamics in California.
• Excellent analytical skills with the ability to interpret data and draw valuable insights.
• Outstanding communication and negotiation skills to build rapport and close deals effectively.
• Self-motivated and driven to achieve targets and goals.
• Ability to work independently and as part of a team, managing multiple priorities simultaneously.
• Proficiency in using tools such as AirDNA for market analysis is a plus.
• Familiarity with property management and leasing processes is advantageous.
