Residential Design Specialist – Decks, Porches, Permitting & More

We are searching for a talented and detail-oriented Residential Design Specialist to join our virtual team. In this role, you will play a key part in transforming homeowner visions for decks, porches, and even home additions, into functional and code-compliant reality.

Responsibilities:

Review detailed measurements, photographs, and existing construction documents provided from on-site visits conducted by others.
Collaborate with clients to develop creative and functional designs for decks, porches, home additions, and renovations, considering aesthetics, functionality, and budget.
Draft and finalize detailed construction drawings for various projects, including plans, elevations, sections, and details, specific to the project type.
Create comprehensive framing plans for decks, porches, and additions, outlining beam sizes, post locations, and connection points.
Design footing and foundation plans to ensure structural integrity based on local building codes and soil conditions.
Prepare permit-ready drawings in accordance with specific requirements of various county and city jurisdictions.
For home additions and renovations, experience with typical American style home layouts is a plus.
Maintain clear and concise communication with clients throughout the design process.
Conduct material takeoffs to accurately estimate the quantity and type of materials needed for each project.
Develop job cost estimates based on material takeoff quantities, current material pricing, and labor costs.
Qualifications:

Minimum 2 years of experience in residential design, drafting, or architecture.
Proven ability to create detailed and accurate construction drawings using CAD software (e.g., AutoCAD, Revit).
Strong understanding of residential building codes, particularly pertaining to decks, porches, additions, and renovations.
Familiarity with permit application processes for various project types in different jurisdictions (a plus).
Excellent communication and interpersonal skills to collaborate effectively with clients and internal teams remotely.
Strong organizational skills and ability to manage multiple projects simultaneously.
A keen eye for detail and a commitment to producing high-quality work.
