**Job Announcement: Bookkeeper for Rental Property**
We are currently seeking a skilled and detail-oriented bookkeeper to join our team and assist with the financial management of our rental property business. As the sole owner and operator, we are looking for someone who can effectively handle the financial responsibilities and ensure the smooth operation of our business. This is a part-time position, with flexible hours, and we are aiming to fill it by the end of this week.
**Responsibilities:**
1. **Financial Record Keeping:** Maintain accurate and up-to-date financial records for the rental property business. This includes recording income, expenses, and transactions related to tenants, contractors, and suppliers.
2. **Expense Tracking and Analysis:** Track and categorize all expenses, including property maintenance, repairs, insurance, utilities, and other related costs. Analyze expense patterns and provide regular reports for budgeting purposes.
3. **Accounts Payable and Receivable:** Manage accounts payable by processing invoices, verifying accuracy, and ensuring timely payments to vendors and suppliers. Handle accounts receivable by invoicing tenants, tracking rent payments, and following up on any outstanding balances.
4. **Bank Reconciliation:** Perform regular bank and credit card account reconciliations to ensure accuracy between financial records and bank statements. Identify and resolve any discrepancies or issues promptly.
5. **Financial Reporting:** Prepare monthly, quarterly, and annual financial reports, including income statements, balance sheets, cash flow statements, and summaries of rental property performance. Provide financial insights and recommendations based on the reports.
6. **Tax Preparation and Compliance:** Assist in preparing necessary documentation and reports for tax purposes. Collaborate with accountants or tax professionals to ensure compliance with local tax regulations and deadlines.
7. **Budgeting and Forecasting:** Assist in developing and monitoring budgets for the rental property business. Provide input on projected income and expenses to facilitate effective financial planning and decision-making.
8. **Documentation and Filing:** Organize and maintain financial documents, contracts, and leases associated with the rental property business. Ensure proper filing and documentation for easy retrieval and audit purposes.
**Requirements:**
– Proven experience as a bookkeeper or similar role, preferably in property management or real estate.
– Proficiency in using bookkeeping software and tools (e.g., QuickBooks, Excel, etc.).
– Strong understanding of accounting principles and practices.
– Excellent attention to detail and accuracy.
– Ability to prioritize tasks and meet deadlines.
– Effective communication and interpersonal skills.
– Discretion and confidentiality in handling sensitive financial information.
