Short Term Rental (Airbnb, VRBO) Property Manager Needed

I’m seeking a highly organized and experienced Property Manager to oversee the operations and management of my 3 US-based short-term rental properties listed on platforms like Airbnb and VRBO. As a Property Manager, you will be responsible for ensuring the success of our rental properties by providing exceptional guest experiences and maximizing revenue.

Responsibilities:

Listing Management: Create and optimize property listings on Airbnb/VRBO platforms, including compelling descriptions.

Guest Communication: Promptly respond to guest inquiries, manage reservations, handle booking confirmations, and provide timely and clear communication throughout the guest’s stay.

Check-in/Check-out: Coordinate smooth check-in and check-out processes for guests, ensuring they have all necessary information and assistance during their stay.

Cleaning: Schedule and manage cleaning services, conduct regular property inspections and ensure that the property is well-maintained and in excellent condition for guests.

Maintenance and Vendor Management: Schedule and manage one-time maintenance requests in a timely manor as well as manage ongoing vendors at the property (water delivery, propane delivery, pool maintenance).

Reviews and Ratings: Encourage positive guest reviews and manage guest feedback to continually improve the guest experience and property quality.

Guest Services: Provide local recommendations, address guest concerns or issues, and offer 24/7 support to ensure guest satisfaction.

Marketing and Promotion: Implement marketing strategies to increase property visibility and attract more guests, including utilizing social media and other online marketing channels.

Financial Management: Handle all financial aspects, including rental income collection, managing expenses, and providing regular financial reports to the property owners.

Legal Compliance: Stay updated on local regulations and ensure that the property operates in compliance with all relevant laws and regulations.

Requirements:
– CEFR Score of C1 or C2
– Ability to work oncall during the hours of 8am – 1am EST
– Proven experience as a Property Manager, preferably in the short-term rental industry.
– Strong understanding Airbnb/VRBO platforms and their respective best practices.
– Excellent communication and interpersonal skills to interact effectively with guests, service providers, and property owners.
– Highly organized with exceptional attention to detail and the ability to manage multiple properties simultaneously.
– Problem-solving skills and the ability to handle unexpected situations or guest issues.
– Proficiency in using property management software and tools: Hospitable, Turnoverbnb (Turno)
– Familiarity with local regulations and legal requirements related to short-term rentals.
– Availability to respond to guest inquiries and issues outside of regular working hours.
– A proactive and resourceful attitude towards property optimization and revenue generation.
