Our company is seeking a MOTIVATED, DETAILED ORIENTED, and ORGANIZED Virtual Assistant to assist our Airbnb Business with day-to-day tasks, customer service, and digital media. The successful candidate will be able to execute social media strategy across multiple platforms (Instagram, Facebook, TikTok). The key objective is to drive interested guests to book one of our 3 properties, the role includes meeting weekly to provide a social media calendar, sharing blog posts, and managing other aspects of digital media. The three accounts you will be managing are:

As a Short Term Rental Operations Manager & Social Media Manager, your primary mission is to ensure our guests have memorable stays and that our vacation rental properties are managed smoothly. Your responsibilities will include:

Rental Operations Manager Duties:

Guest Communication: Respond promptly to guest inquiries, provide detailed information, and offer assistance to ensure a seamless booking process. Strive to provide a 5-star guest experience by addressing guest concerns promptly and professionally.

Ad Hoc Inquiries: Be readily available during PHP hours (5-9am & 4-7pm, 6 days / week) for on-call coverage to respond to ad hoc guest questions and requests, creatively problem-solving when unique situations arise. While not often, this may require speaking with guests on the phone, depending on the situation.

Maintenance and Repairs: Coordinate property maintenance and repairs when needed, ensuring the property is in top-notch condition. This may occasionally require speaking with vendors on the phone.

Create SOPs: Develop Standard Operating Procedures (SOPs) for responding to various guest issues, including but not limited to swapping out propane tanks, and responding to urgent repair or cleaning requests. These SOPs will serve as a guide for efficient Upgrades to see actual inventory Management: Order supplies as needed and create a comprehensive inventory list for the property. Ensure all essential items are stocked and readily available for guests.

Financial Management: Manage financial aspects, including guest payments, refunds, and security deposits. Keep accurate records of property-related expenses and assist with budgeting.

Marketing and Promotion: Assist with marketing efforts, such as creating property listings, optimizing photos, and managing social media accounts to attract guests and enhance property visibility.

Filing Damage Protection Insurance Claims: Manage the process of filing damage protection insurance claims when necessary. Collaborate with guests and insurance providers to resolve claims efficiently.

Tech Savviness: Utilize technologies such as Clickup, Google Suite, Slack, Hospitable, OwnerRez, and other tools to manage tasks efficiently and improve guest experiences.

Digital Media Responsibilities:

Newsletter and Blogs:
* Take raw content and create formatted newsletter in Mailchimp
* Leverage AI tools such as ChatGPT to write and refine blog posts and articles
* Design and implement social media campaigns targeted at increasing newsletter subscriptions
* Create a welcome / intro??email for new guests providing information about the destination
* Monitor analytics and generate reports on newsletter growth metrics

Social Media Strategy:
* Define brand voice and objectives for social media to inform what to post
* Develop brand voice and social media graphic standards
* Determine what content resonates with our audience
*Source influencers to provide complimentary stays in return for content

Social Media Management:
* Help build and maintain content creation and posting calendar
* Maintain and update social media platforms including but not limited to Instagram / Reels, Tik Tok, Facebook, LinkedIn
* Create and post engaging content aligned with our brand voice and strategy, leveraging content from guests, influencers
* Share new blog posts on social media platforms with catchy summaries
* Encourage users to visit our website, read the full article, and join our newsletter
* Weekly reporting on social media engagement and effectiveness, with recommendations for improvements

Qualifications:

– Minimum 1 year of experience in property management, specifically within the Airbnb or vacation rental space.
– Familiarity with Airbnb’s tools, policies, and best practices.
– Strong organizational skills and attention to detail.
– Excellent communication and interpersonal abilities.
– Proficient in using property management software and tools.
– Ability to handle challenging situations with diplomacy and professionalism.

Job requirements:
1. 40 hrs of work per week for an Australian company
2. Salary will be $5.95 AUD per hour

Requirements:

– In-depth knowledge of Airbnb policies and best practices, including experience with reviewing disputes and filing claims.
– MUST have exceptional attention to detail and organizational skills.
– Ability to work independently and manage multiple projects/tasks simultaneously.
– Fluency in English is required, and additional language skills are a plus.
