Staff Appraisal Analyst (MUST HAVE A VALID Real Estate Appraiser License in the Philippines)

**Location:** 100% Remote (New York time zone, 10 AM to 4 PM)

**Hours:** 30 hours per week

**Pay:** $4 USD per hour, with potential monthly bonuses based on appraisal volume. Salary is paid through PayPal in USD on the 15th and last day of each month (paid during business days/hours).

Utilize your expertise in TOTAL appraiser software, Solomon Calculators, Appraiser Genie, Real Estate Market Data, and Excel. Explore the real estate market using MLS, our databases, Zillow, and . **Responsibilities:**
-Fluent in English (speaking, writing, and typing)
– Proficient in analyzing appraisal reports for quality control and error detection
– Skilled in inputting adjustments for comparables and aiding in their selection
– Knowledgeable in researching market trends and data
– Familiarity with sales comparison approach and cost approach
– Ability to provide commentary in appraisal reports
– Willingness to assist the Office Manager with administrative tasks, emails, data entry, and phone calls during slower days
– Utilize data entry, templates, and Appraisal report commentary
– Working knowledge of: TOTAL appraiser software, Solomon Calculators (a plus if known/can be trained), Appraiser Genie (a plus if known/can be trained) and Excel
– Researching Public Records, Tax Maps, Surveys, Real Estate Contracts, County Assessor Records, etc.
– Use of MLS (Multiple Listing Service) for Comps, Photos, Market data, etc.
– Familiarity with various appraisal adjustment methods (depreciated cost method, regression analysis, matched pairs, sensitivity analysis, forecast analysis, etc.)
– Remote access via Splashtop
– Client communication via Ring Central
– Employee communication via Google Meet/Chat/Email
– Familiarity with Zillow and in addition to MLS
– Assist with Appraisal Report Revisions
– Must have a reliable computer and stable internet connection
– At least 2 computer monitors recommended for efficiency
