Job Description

As the STR – Airbnb Specialist/ Guest Communications, you will oversee the daily operations of our properties. Your training will equip you to understand the properties thoroughly and make key maintenance and booking decisions. The ultimate goal is for you to manage the properties independently, minimizing the need for involvement from my wife and me.

Responsibilities:
1. Guest/Client Communication and Experience: Act as the primary point of contact for guests. Respond to inquiries, booking requests, and additional services requests. Handle guest concerns and resolve issues during their stay. Manage access codes and reservation payments. Oversee check-ins and check-outs. Manage and respond to guest reviews.
2. Oversee Property Upkeep: Oversee cleaning schedules and turnover checklist. Oversee property maintenance, manage local vendors and maintenance scheduling during turnover.
3. Place supply orders from amazon/ costco and handle Airbnb Resolution, review removal, and insurance claims.
4. Create Standard Operating Procedures (SOPs).
5. Develop and manage social media content to promote listings (training and templates provided).

Requirements:
– 3+ years of experience in hospitality, property management, or as a virtual assistant.
– 2+ years of experience with Airbnb or short-term rental (STR) support.
– Strong English and communication skills.
– Tech-savvy with Google Workspace, Airbnb, VRBO, OwnerRez, Ring security cameras, Schlage locks, etc.

Schedule & Rate:
– Full-time, 40 hrs/week, flexible.
– $4-$8 hourly.
– Flexibility to work evenings, weekends, and holidays as needed.
– 5-day work week with a rotating schedule: Thursday-Monday, 7 am-3 pm PST.
