Subdivision Specialist

I am a US based real estate investor who is looking for someone to run with our vacant land subdivision process by:
1. Analyzing the cost, time & complexity of subdividing vacant land into multiple parcels (this will be done for several counties).
2. Identifying attributes and properties that make good subdivision candidates in each county.
3. Coordinating and overseeing the contractors hired to complete subdivisions (manage timelines, cost estimates and bring any issues to my attention).

• Time of day – flexible, but you must overlap with US business hours each day to make calls to counties, surveyors and consultants.
• Hours per week – 20-40 hours per week depending on candidate
• Length of assignment: Hopefully long term. First 3 months is a trial period.
• Payment method – paypal or easypay (preferred)
• Payment timing – weekly
• Paid hours – All paid work hours should be focused on this job

• YOUR RESPONSIBILITIES:
– Call counties, surveyors and local experts to understand subdivision requirements, timelines and costs.
– Read and understand zoning codes for different counties in the USA.
– Create and maintain a list of counties ranked by subdivision difficulty by final lot size.
– Establish property search criteria to identify potential subdivision candidates in each county.
– Use your spatial intelligence to craft efficient and aesthetically pleasing subdivisions, considering factors like lot size, set-backs, accessibility, topography, and infrastructure to maximize the property value.
– Develop subdivision plans with preliminary lot layouts, cost estimates, timelines and project plans with all requirements, steps and subcontractors identified.
– Coordinate with surveyors & contractors through the subdivision process keeping everyone aligned and informed throughout the subdivision process.

• SKILLS/QUALIFICATIONS:
– Solid English (spoken and written).
– Experience with subdividing, zoning, GIS, permitting, feasibility studies, cost estimates.
– An interest in land.
– Familiarity with CAD.
– A deep understanding of zoning regulations, land use codes, and environmental considerations.
– Strong project management skills, able to handle multiple projects and deadlines simultaneously.
– Excellent communication and interpersonal skills to work effectively with diverse stakeholders.
– Relevant education and experience in land planning, urban design, or a related field.

You will have the autonomy and responsibility to analyze the difficulty of subdividing in several markets, identifying/eliminating potential subdivision sites, developing site plans and coordinating with surveyors and consultants to complete subdivisions.
