Title Examiner – Real Estate Acquistions

As a Title Examiner, you will play a crucial role in ensuring the accuracy and integrity of our real estate transactions. Your primary responsibility will be to conduct detailed title searches and examinations to accurately identify liens, violations, unpaid property taxes, and other encumbrances, as well as determine the amounts associated with these issues. Additionally, you will verify the owners on title and identify beneficiaries and/or family members of the deceased in probate cases. Proficiency with County Clerk/Recorder websites, County Property Appraiser websites, Mapping and GIS tools, and County Property Taxes websites is essential

Key Responsibilities:
Conduct thorough title searches and examinations for properties in Broward County, Miami Dade County, and Palm Beach County.
Accurately identify and document liens, violations, unpaid property taxes, and other encumbrances, including the amounts associated with each.
Verify owners on title and identify beneficiaries and/or family members of the deceased in probate cases.
Prepare detailed title reports and documentation for each property, highlighting any issues found.
Collaborate with our acquisitions team to resolve title defects and ensure clear title.
Utilize County Clerk/Recorder websites, County Property Appraiser websites, Mapping and GIS tools, and County Property Taxes websites to conduct research.
Assist in managing a high volume of files, averaging over 400 per week.
Stay updated on local real estate laws, regulations, and industry best practices.

Qualifications:
Proven experience as a Title Examiner or similar role in real estate.
Strong knowledge of title examination procedures, real estate law, and local regulations in South Florida.
Excellent research, analytical, and organizational skills.
Ability to manage a high volume of files efficiently and accurately.
Proficiency in using County Clerk/Recorder websites, County Property Appraiser websites, Mapping and GIS tools, and County Property Taxes websites.
Detail-oriented with strong problem-solving abilities.
Effective communication skills and the ability to work collaboratively with a team.
