Job Description

Property Bookkeeping/Administrative Position
The focus of this position will be on recording financial transactions, creating financial reports, providing administrative support, and utilizing KRI Best Practices in support of our on-site teams, management, clients, and residents.

Bookkeeping Position Tasks

Daily coding of invoices in AvidXchange.
Compare the Month End P&L Checklist to GL Detail Report (Resman) by 20th of the month to confirm all monthly invoices were received.
Reconcile accounts at the end of month.
Assist with processing of mortgage reserve disbursements on a quarterly basis (maybe monthly) based on assigned properties.
Assist with onboarding new properties and importing information into our property management software.
Complete monthly bank reconciliations to be completed by 6th of the following month and uploaded into property Dropbox.
Complete Month End review by 8th of the following month. The review includes Month End P&L Checklist, T-12 Profit & Loss, Balance Sheet, and Rent Roll Summary Posted and Recurring.
Review and upload paid invoices into property Dropbox by 9th of the following month.
Prepare Excel and Word based reports for Regional Property Managers from data taken from our Property Management Software as needed.
Administrative Tasks

Prepare leases in our property management software and send to residents and prospects electronically for signing (similar to DocuSign). Monitor and send reminders when leases are not returned timely.
Assist with sending small balance letters to residents with small past due balances.
Conduct lease file audits in our property management system on a monthly basis.
Conduct market rent research and report by updating rent spreadsheets for each property regularly.
Prepare traffic reports from third party providers.
Monitor training compliance and notify employees when training is overdue.
Assist as needed with due diligence efforts by gathering invoices and leases in our system and providing to buyers through Dropbox.
Assist with the documentation of our processes and systems and help manage our in-house online knowledge base.
Complete other administrative tasks as necessary and as requested.

Competencies Required

Must be proficient in Word, Excel, Outlook, and PowerPoint.
Must be familiar with technology and be able to learn new technology related software programs. At KRI, we use Zoom, Trello, Dropbox, Guru, and several others.
Must be knowledgeable in general bookkeeping concepts including accounts payable, bank reconciliation, etc.
Must be a quick learner and able to grasp new business concepts. Our business is simple to understand, but a successful candidate must be willing to take the time to learn how we do what we do.
Must be able to communicate effectively both in writing and orally, in English.
Must be a self-starter and be able to work without constant supervision.
