Job Description:

We are seeking a highly qualified Virtual Assistant (VA) with expertise in managing short-term rental properties, particularly on platforms like Airbnb. The ideal candidate will have a strong background in hospitality, property management, and online listing optimization. As a Short-Term Rental Specialist / Airbnb Expert / Channel Manager, you will be responsible for maximizing occupancy rates, ensuring guest satisfaction, and optimizing revenue for our portfolio of properties.

Responsibilities:

1. Listing Management:
– Create and manage compelling property listings on various short-term rental platforms, including Airbnb, VRBO, Click to view, and others.
– Ensure listings are optimized for maximum visibility and bookings through strategic pricing, attractive photos, and compelling descriptions.

2. Reservation Management:
– Respond promptly to inquiries and booking requests from potential guests.
– Manage reservations, including booking confirmations, guest communication, and coordinating check-in/check-out logistics.

3. Revenue Optimization:
– Implement dynamic pricing strategies to maximize revenue and occupancy rates.
– Monitor market trends and adjust pricing accordingly to stay competitive and capitalize on demand fluctuations.

4. Guest Experience:
– Provide exceptional customer service to guests throughout their stay, addressing any concerns or issues promptly and professionally.
– Coordinate with cleaning and maintenance staff to ensure properties are well-maintained and ready for guest arrivals.

5. Channel Management:
– Manage multiple listing channels efficiently, ensuring availability, rates, and property details are synchronized across platforms.
– Utilize channel management tools to streamline operations and minimize overbookings or double bookings.
– MUST HAVE: experience with channel manager.

6. Performance Reporting:
– Generate regular reports on key performance metrics, including occupancy rates, revenue generated, guest satisfaction scores, and booking trends.
– Analyze data to identify areas for improvement and implement strategies to enhance overall performance.

Requirements:

– Proven experience in short-term rental management, with a focus on Airbnb and other online booking platforms.
– Strong communication skills, both written and verbal, with the ability to interact professionally with guests, property owners, and service providers.
– Excellent organizational and time management skills, with the ability to prioritize tasks and manage multiple properties simultaneously.
– Proficiency in using channel management software and other relevant tools (e.g., Airbnb Host Dashboard, PriceLabs, Guesty, etc.).
– Knowledge of local regulations and compliance requirements for short-term rentals.
– Attention to detail and a commitment to delivering exceptional guest experiences.
– Flexibility to work remotely and availability to respond to guest inquiries and issues outside of regular business hours.
– A proactive and problem-solving mindset, with the ability to adapt quickly to changing circumstances and handle unexpected challenges.
