Job Summary:
We are seeking a skilled and efficient Virtual Agent to conduct thorough due diligence and analysis for vacant land properties. The ideal candidate will be responsible for evaluating the potential and market price of various land parcels by leveraging online systems and engaging with relevant contacts in county building departments, utilities, and other pertinent organizations. This role requires a keen eye for detail, excellent communication skills, and a deep understanding of real estate market dynamics.

Key Responsibilities:

Due Diligence and Research:
Conduct comprehensive due diligence on vacant land properties.
Utilize online databases and systems to gather necessary information regarding land parcels.
Investigate zoning laws, land use regulations, and potential environmental constraints.

Communication and Coordination:
Liaise with county building departments, utility companies, and other relevant entities via phone and email.
Request and review necessary documents, such as title deeds, land surveys, and environmental reports.
Coordinate with legal advisors or consultants when necessary.

Market Analysis:
Analyze local real estate market trends to determine the potential value of the land.
Compare similar land properties in the area to establish a competitive market price.
Prepare detailed reports on land valuation, including insights and recommendations.

Record Keeping and Reporting:
Maintain accurate and organized records of all research, communications, and findings.
Develop comprehensive reports summarizing due diligence activities and conclusions.
Present findings to stakeholders in a clear, concise manner.

Skills and Qualifications:
Proven experience in real estate, particularly in land acquisition or valuation.
Strong proficiency in using online research tools and databases.
Excellent communication and negotiation skills, with the ability to interact effectively over phone and email.
Detail-oriented with strong analytical and problem-solving abilities.
Ability to work independently and manage multiple tasks efficiently.
Familiarity with real estate law, zoning regulations, and environmental considerations.

Preferred Qualifications:
Knowledge of GIS systems and land mapping tools – MUST
Experience in performing analysis for vacant lots – Preferred
Experience working with wholesalers in the US
Bachelor’s degree in Real Estate, Business, or a related field – preferred.
Experience working in a virtual or remote environment.
Work Environment:
This is a fully remote position, requiring the use of a home office setup. Candidates must have a reliable internet connection and be comfortable working independently with minimal supervision.
