Job Description

We are a dynamic real estate investment company specializing in acquiring properties through seller financing in the US Midwest market. We’re looking for a highly motivated and skilled Virtual Assistant to support our investment activities by identifying potential seller finance deals, communicating with sellers, making offers, and performing financial analyses to ensure profitable investments. If you’re passionate about real estate and have a knack for negotiation and numbers, we’d love to have you on our team.

Responsibilities:

Market Research: Conduct thorough research to identify potential seller financing deals in the US Midwest real estate market.
Outreach and Communication: Proactively reach out to property owners to discuss the possibility of seller financing. This includes cold calling, emailing, and other forms of direct communication.
Negotiation and Offer Preparation: Negotiate terms with sellers under the guidance of our investment criteria (e.g., 10% down payment, 4% interest rate, 30-year amortization, and 10-year balloon payment).
Financial Analysis: Calculate potential cash flow from investment properties, considering mortgage payments, maintenance costs, taxes, insurance, and other relevant expenses.
Documentation and Compliance: Assist in preparing the necessary documentation for offers and ensure compliance with real estate laws and regulations.
Reporting: Maintain and update records of contacts, offers made, and financial analyses. Prepare reports on potential and ongoing deals for review by the investment team.

Requirements:
Proven experience as a Virtual Assistant, preferably with experience in real estate or finance.
Excellent communication and negotiation skills.
Strong analytical skills with a good understanding of financial calculations and real estate metrics.
Ability to work independently and manage multiple tasks efficiently.
Proficient in using Microsoft Office Suite, Google Suite, CRM software, and real estate platforms.
Knowledge of the US Midwest real estate market is a plus.
Availability to work during US business hours for better alignment with market activities.
Education:
A high school diploma is required; further education or a degree in real estate, finance, business, or a related field is preferred.
