VIRTUAL ASSISTANT – LAND REAL ESTATE BUSINESS – MARKETING & LEAD INTAKE ROLE (10-20 HRS/WK)

We are looking for a part-time GENERALIST VA to join our team at Higher Ground Land Company, a real estate business that specializes in buying & selling vacant land across the United States.

==> REAL ESTATE EXPERIENCE PREFERRED (but not required)
==> LAND EXPERIENCE WILL GET PREFERENCE OVER OTHER CANDIDATES

Our business sells vacant land all across the United States. We only specialize in vacant land, and do not sell any other type of real estate.

==> OUR BUSINESS HAS 3 MAIN DEPARTMENTS:

1 – MARKETING (The “lead gen”) – Generating leads (landowners interested in selling their property) through sending a high volume of direct mail to landowners with offers to purchase properties
2 – ACQUISITIONS (The “buying side”) – Intaking and managing leads and leading them through our sales process to purchase (acquire) their land
3 – DISPOSITIONS (The “selling side”) – Selling the land in our inventory to end buyers (usually builders, developers, and individual buyers seeking to purchase recreational land for hobbies or building their dream home)

The position we are currently looking to fill is solely focused on the MARKETING AND ACQUISITIONS sides of the business.

==> PRIMARY ROLE OF THIS POSITION – You will play a key role in our marketing operation, with the majority of your time spent doing “mail prep”, which includes:
– Pulling lists of landowner records from our data platform
– Scrubbing the lists for the data we need and organizing it into a spreadsheet (attention to detail is VERY important here)
– Preparing the lists for mailing and sending it to manager for review before mailing

==> SECONDARY ROLE OF THIS POSITION – You will also be responsible for intaking new leads that come in, which includes:
– Entering lead information into our CRM in a timely manner
– Researching comparable sales data (” pulling comps”) for similar properties in the area (we will provide training on “comping” process)
– Completing initial property research on new property leads
– Run preliminary property check on new leads

==> GROWTH: Potential to grow into a 20-40 hour/week position, and our dream candidate has interest in growing their role with the company, as we grow.

HARD SKILLS REQUIRED:
1) Proficiency in Google Sheets (data entry, formulas, etc)
2) Fluent in speaking and writing english

SOFT SKILLS REQUIRED:
1) Detail-oriented
2) Able to perform high-quality work in a fast-paced environment with minimal outside distractions while working
3) Able to solve problems and think critically
4) Bring your own ideas to the table that can help with the business’s goals

==> HOURS: Start at 10-15 hrs/wk and work up to 20 hrs/wk quickly (will revisit hours after onboarding period to determine if 20+ hrs is appropriate)

==> SCHEDULE: We work Monday through Friday, Central Standard Time (Chicago time), and your set hours are flexible to accommodate the business’s needs and your schedule, but will need to be within the hours of 10am and 8pm Central Standard Time (Sunday through Thursday Philippines time)

==> PAY: Starts at $4-5/hr, depending on experience and qualifications
