We are seeking a motivated and experienced Wholesale Real Estate Acquisitions Manager to join our team. As a Wholesale Real Estate Acquisitions Manager, you will be responsible for various tasks related to lead generation, lead research, lead qualifying, cold calling, inbound and outbound sales, social media management, administrative support, and customer service. The ideal candidate should possess excellent communication skills, be computer literate, and have a proven track record in real estate acquisitions. The ability to work under pressure, solve problems, and manage time effectively is essential.
Responsibilities:
* Conduct lead generation activities to identify potential real estate investment opportunities.
* Research and analyze leads to determine their viability and potential profitability.
* Qualify leads by assessing their financial status, motivation, and suitability for our investment criteria.
* Initiate outbound cold calling efforts to potential sellers and negotiate favorable terms for property acquisition.
* Handle inbound inquiries from potential sellers and provide them with the necessary information regarding our investment process.
* Manage social media platforms to promote our real estate investment services and attract potential leads.
* Assist with administrative tasks such as data entry, documentation, and scheduling appointments.
* Provide excellent customer service to sellers, addressing their concerns and answering their questions throughout the acquisition process.
* Maintain accurate records of leads, contacts, and interactions using CRM software.
* Collaborate with other team members to optimize the lead generation and acquisition processes.
* Stay updated on market trends, investment strategies, and legal regulations related to real estate acquisitions.
* Demonstrate flexibility, adaptability, and the ability to multitask in a fast-paced environment.
Qualifications:
*Previous experience in real estate acquisitions or a similar role is required.
*Prior experience in wholesaling and a demonstrated ability to negotiate effectively with sellers and secure contracts is a requirement for this role.
*Proficiency in calculating After Repair Value (ARV), conducting comparable property analysis (comps), and accurately estimating repair costs is necessary for this position.
*Proven track record in lead generation, research, qualifying, and closing deals.
*Strong cold calling skills and the ability to negotiate favorable terms.
*Proficient in using social media platforms for lead generation and management.
*Excellent computer literacy, including proficiency in CRM software and Microsoft Office Suite.
*Outstanding communication skills, both verbal and written.
*Brilliant problem-solving abilities and a strong aptitude for critical thinking.
*Exceptional time management and organizational abilities.
*Proficiency in performing well under pressure and consistently meeting demanding deadlines.
*Strong customer service skills and a client-centric approach.
*High level of adaptability and flexibility in a rapidly changing environment.
*A preferred qualification for this role is a bachelor’s degree in business, real estate, or a closely related field.
THE COMPENSATION PACKAGE: Includes a base salary of $3 per hour, with an ADDITIONAL BONUS structure in place to incentivize performance. You will receive a 15% BONUS for every deal successfully assigned.
