Job Overview
The Follow-Up and Disposition Specialist will be responsible for following up and setting appointments with seller leads, and disposing of deals to buyers. You will be communicating by phone call, text, video message, and many other ways to manage the disposition of properties and maintain consistent communication with potential buyers. This role requires excellent organizational, verbal, and written English communication, and negotiation skills, as well as the ability to work effectively in a virtual team setting.

Key Responsibilities
1. Follow-Up and Lead Management:
Conduct timely follow-ups with leads and potential buyers.
Qualify leads and convert them into appointments and offers sent
Utilize CRM tools to track and manage lead communications.
Provide regular updates to the Dispositions Manager on the status of leads and sales.
Address inquiries and deliver exceptional customer service to potential buyers and sellers.
2. Disposition Management:
Market and sell off-market properties to potential buyers.
Build and nurture relationships with investors and buyers.
Conduct market analysis to establish competitive pricing for properties.
Prepare and manage property listings, ensuring accuracy and appeal.
Negotiate offers and close deals with buyers.
3. Team Collaboration:
Collaborate with the acquisitions team to understand property details.
Participate in team meetings and contribute to strategic discussions.

4. Administrative Support:
Maintain accurate records of all transactions and communications in CRM.
Prepare reports on disposition activities and results.

Qualifications:
Must be willing to work CST: UTC?06:00 hours 8 AM to 6:PM and be flexible sometimes outside of that.
Proven experience as a follow-up specialist, appointment setter, disposition manager, sales, or similar role.
Experience in off-market real estate acquisition and disposition (Wholesaling business)
Strong organizational skills with attention to detail.
Proficiency in CRM software and virtual communication tools.
Strong organizational and time-management skills, with the ability to prioritize tasks effectively.
Must but Phrase “Blue M&M’s” in cover letter to be considered
Excellent communication and interpersonal abilities.
Proficiency in Google Office Suite and other relevant software tools.
Familiarity with real estate industry practices and terminology is preferred.
Ability to maintain confidentiality and handle sensitive information with discretion.
Proactive attitude, self-motivated, and able to work independently with minimal supervision.
Self-motivated and goal-oriented.
A bachelor’s degree in real estate or a related field is a plus but sales and communication skills are more important.
